Price is a critical factor when trying to sell your home. A house 5% overpriced will chase away buyers, run up your advertising budget, and not sell.
The SEV (State Equalized Value) on your taxes is a good start for estimating the value of your property. The SEV is NOT very accurate. It should not be used for pricing your home. It does give you a ballpark figure that may be of some use.
Web sites that give you FREE estimates of your homes value either use computer programs to come up with a value or they pass your information to a Realtor. The accuracy of computer programs are similar to SEV values. You can not come up with an accurate value of a property without walking through it. Realtor are not trained or licensed to give property values. Their values tend not to be very accurate either. Not to mention that Realtors have a motivation to tell you an inflated value so that you would list with them.
Appraisers are the best people to go to for an accurate value. Only appraisers have the training, experience, and license to determine the market value of your property. Appraisals are relatively inexpensive, they are most accurate, and they are performed by an unbiased person that is licensed by the state.
